The request

This Fullerton homeowner first contacted us about cracking plaster upstairs: three bedrooms and the hallway. They asked for two prices, one for the plaster repair alone and one with painting included. They chose the combined job and added the main living spaces to it.

Plaster repair, upstairs

  • Repaired the cracking in all three bedrooms and the upstairs hallway.
  • Where a crack showed the plaster had separated, we removed the loose section and secured the plaster around it before rebuilding. This is the "selective demolition" step that makes a crack repair last.
  • Brought every repair to a smooth finish with traditional plaster methods and primed the new work.

Painting and trim

  • Painted the walls and ceilings in the three bedrooms, the upstairs hallway, the living room and the dining room.
  • Installed new quarter-round along the floors in the living room, dining room, upstairs hallway and landings.
  • Painted the trim and the front faces of the closet doors throughout those rooms.
  • In the kitchen, repaired miscellaneous blemishes and painted the walls, ceiling and trim.

Why it made sense as one job

Asking for the price with and without painting is a smart move, and we are glad to quote it both ways. The trade-off is this: if the plaster is repaired and someone else paints later, the repairs have to be primed and sanded to match before any color goes on. If that is rushed, the patches show through. Combining the work meant the same crew handled both. Each repair was primed and finished as part of the paint job, not left for a painter to discover.

Quarter-round is a small thing, but it is often what makes a freshly painted room look finished. It covers the gap between the baseboard and a floor that is no longer perfectly level.

If you are getting a house painted and know some walls have cracks, our post on painting over plaster walls explains why the cracks need to be dealt with first.
