The Craft

What We Repair & Restore

Traditional plaster is a three-coat system — scratch coat, brown coat, finish coat — keyed into wood lath or metal lath. When done right, it lasts over a century. When done poorly, it fails fast. We do it right.

  • Cracks & bulging — from settling, moisture, or failed keys behind the lath
  • Water-damaged sections — plaster softened or crumbled from leaks
  • Hollow spots — plaster that sounds hollow when tapped but hasn't fallen yet
  • Horsehair plaster — original lime & horsehair mixes found in pre-1930 homes
  • Ornamental plaster — crown moulding, medallions, decorative panel repairs
  • Full section replacement — when plaster is beyond repair, we match the original depth and texture

Why Preserve Original Plaster

Replacing original plaster with drywall is a permanent downgrade — and buyers in Baltimore's historic neighborhoods know it. Original plaster walls are:

  • Thicker — typically 1"+ vs ½" drywall, meaning better soundproofing
  • More fire resistant — lime plaster is naturally fire-retardant
  • Historically significant — important in CHAP/historic district homes
  • Higher resale value — original plaster is a selling point in Baltimore's older neighborhoods

How We Work

Our Plaster Repair Process

STEP 1

Assess & Sound

We tap the wall to find hollow areas where keys have failed — areas you can't see but that will fall eventually. We map what needs work and what can stay.

STEP 2

Remove the Loose

Failed plaster comes out cleanly. Lath is assessed — good lath gets reused, damaged lath gets replaced. We don't patch over bad substrate.

STEP 3

Three-Coat Application

Scratch coat keyed in first. Brown coat for levelness and build. Finish coat for texture. Each coat cures before the next goes on — no shortcuts.

STEP 4

Texture Match & Finish

The finish coat is worked to match your original wall — smooth, sand float, or swirl. Once painted, the repair disappears into the surrounding wall.

FAQ

Plaster Repair Questions

In most cases, repair is the better choice. Original plaster is thicker, denser, and more soundproof than modern drywall. In historic Baltimore neighborhoods, intact original plaster is a selling point. We recommend replacement only when the wall structure — lath or substrate — has failed beyond repair.
Traditional plaster uses three layers: a scratch coat keyed into the lath for mechanical grip, a brown (leveling) coat to build thickness and evenness, and a finish coat for the final texture. This system takes longer to apply than drywall but produces a much harder, denser wall that can last 100+ years. Most Baltimore homes built before 1950 have this system.
It depends on the crack. Hairline cracks in the finish coat can be filled and feathered. Wider cracks with movement behind them need the failed section cut out, the lath stabilized, and the area replastered. We don't fill over movement — that's a repair that fails in 6 months. We fix the cause, then the surface.
Yes. Matching finish textures — smooth, sand float, swirl, and others — is part of every job. We work the finish coat to match the surrounding wall so repairs blend once painted. On very old finishes with unique character, we may do a test patch before committing to the full repair area.
Hollow-sounding plaster means the keys — the plaster that squeezes behind the lath to anchor the wall — have broken. The plaster is no longer attached and will eventually fall. It's better to address it before that happens. We can stabilize some areas with plaster washers and consolidants, or we can remove and replaster the section.
Yes. We work regularly in historic neighborhoods including Federal Hill, Fells Point, Roland Park, and others. We understand the importance of preserving original materials and are experienced with the types of finishes and plaster mixes used in historic Baltimore construction.
