The Service

What Is EIFS & What We Repair

EIFS (Exterior Insulation and Finish System) is a multi-layer exterior wall cladding: foam insulation board adhered to the substrate, a fiberglass-mesh-reinforced base coat, and a textured acrylic finish coat. You'll see it on commercial buildings, newer homes, and residential additions throughout Baltimore. Brand names include Dryvit, Parex, and Senergy.

EIFS damage typically comes from impact, failed sealants at penetrations, or moisture infiltration at joints. When caught early, most damage is repairable without replacing large sections.

  • Impact damage — holes, cracks, and crushed foam from vehicles or objects
  • Finish coat cracks — surface cracking without structural compromise
  • Water infiltration repair — sections where moisture has penetrated, foam deteriorated
  • Color & texture matching — blending new finish coat with aged existing EIFS
  • New EIFS installation — additions, infill panels, new construction
  • Sealant replacement — at windows, doors, joints, and penetrations where water enters

The EIFS Repair Process

  1. 1
    Probe & assess

We probe to find soft foam, delaminated sections, and moisture-compromised areas — not just the visible damage.

  2. 2
    Remove & dry

Damaged foam and base coat are removed. Wet substrate is allowed to dry before new materials go on.

  3. 3
    Rebuild foam & base coat

New foam is set, base coat applied with mesh reinforcement, feathered to existing edges.

  4. 4
    Texture & color match

Finish coat applied in matching aggregate size and application pattern. Color-tinted to blend with existing EIFS.

Why MN Plastering

EIFS Experience That Shows in the Work

Residential & Commercial

We work on EIFS on homes, commercial storefronts, apartment buildings, and office exteriors throughout the Baltimore region.

Color & Texture Matching

EIFS texture and color matching is technically demanding. We use the right aggregate sizes and tinted finish coats to achieve repairs that integrate with the existing surface.

We Find Moisture Problems

EIFS failures are often bigger than they appear. We probe for compromised foam and wet substrate — fixing what's actually failing, not just the visible surface.

Licensed & Insured

FAQ

EIFS Repair Questions

EIFS stands for Exterior Insulation and Finish System — a multi-layer exterior cladding system consisting of foam insulation board, a fiberglass-reinforced base coat, and a textured acrylic finish coat. It's commonly known by brand names Dryvit, Parex, and Senergy. EIFS is found on commercial buildings, newer residential construction, and additions throughout Baltimore.
Most EIFS damage — impact holes, surface cracks, localized delamination — can be repaired without replacing entire sections. Repair is cost-effective and, when done properly, is difficult to detect after the finish coat is applied. Full replacement of large sections is needed when moisture has extensively compromised the foam or substrate behind the system.
Texture matching requires using the correct aggregate size (fine, medium, or coarse) and replicating the original application technique. For color, we use tinted acrylic finish coats matched to the existing surface. Because EIFS fades and weathers over time, extensive repairs may require re-coating a full panel or elevation to achieve seamless results.
The primary cause of EIFS failure is water infiltration — typically at penetrations (windows, doors, outlets) where sealants have failed, or at control joints. Once water gets behind the foam, it saturates the substrate, promotes mold, and causes the foam to lose adhesion. Impact damage that breaks through the base coat also creates entry points for moisture. Regular sealant maintenance prevents most serious EIFS failures.
Yes. Commercial EIFS repair — storefronts, office buildings, apartment complexes — is a regular part of our work. We can schedule repairs during off-hours to minimize business disruption. Call to discuss your project and we'll give you a timeline and estimate.
